Buying, selling, or still figuring it out? Start with the questions people ask before taking their next step.

15 questions

01Is the home marketability score an estimate of my home’s value?
FOR SELLERS

No. It is a preparation score based only on the answers you provide about pricing research, condition, presentation, showing access, and records. It does not measure current buyer demand, estimate a sale price, or predict how quickly a home will sell. Use it to start a preparation plan; request a separate, property-specific market review for pricing guidance.

Try the readiness check ↗
02How would we decide on an asking price?
FOR SELLERS

Start with recent comparable closed sales, current competing listings, and the details that make your property different. Condition, location, lot, improvements, and your timeline all matter. Online estimates can be a starting point, but they are not a substitute for reviewing the property and relevant comparisons. A broker’s market review is not a formal appraisal.

03Should I renovate before putting my home on the market?
FOR SELLERS

Not every home needs a renovation. Start by identifying maintenance needs, visible issues, and straightforward presentation improvements. We can discuss what may help buyers understand the home, then weigh the cost and timing before you commit. No improvement comes with a guaranteed return; inspection, permit, or structural questions may need the appropriate specialist.

04What costs should I plan for when selling?
FOR SELLERS

A net-proceeds worksheet can account for your mortgage payoff, agreed brokerage compensation, closing expenses, applicable taxes, and any negotiated repairs or buyer credits. The amounts depend on your property, agreements, and transaction. Brokerage compensation is negotiable; there is no standard commission rate.

NC Real Estate Commission: agency agreements and negotiable compensation ↗
05How should I use the rent-versus-buy calculator?
FOR BUYERS

Treat it as a way to compare scenarios. Enter realistic property, lender, and insurance figures, then adjust how long you expect to stay, future rent, maintenance, and assumed growth. The model includes investing upfront cash and monthly savings on the renting side, and equity and any monthly savings on the buying side. Its defaults are examples, not current quotes or a recommendation. Read the calculator’s assumptions before relying on a result.

Explore the calculator ↗
06Do I need a 20% down payment?
FOR BUYERS

Not necessarily. The down payment, mortgage insurance, eligibility, and terms depend on the loan program and your lender’s assessment. Ask a lender for options and a written estimate. Budget for closing costs, insurance, inspections, and reserves as well as the down payment; the calculator does not determine whether you qualify for financing.

07What is North Carolina’s due diligence fee, and is it refundable?
FOR BUYERS · NORTH CAROLINA

Under the commonly used North Carolina residential purchase contract, the due diligence fee is a negotiated amount, if any, paid by the buyer to the seller for the right to terminate for any reason or no reason during the agreed due diligence period. It is separate from inspection costs and brokerage compensation.

  • Who receives it? The seller. Follow your signed contract for payment timing and delivery.
  • Is it required by law? No. The fee and due diligence period are negotiated contract terms; there is no standard fee.
  • What happens at closing? The fee is credited to the buyer.
  • What if I change my mind or inspections uncover problems? The seller generally keeps the fee, even if you terminate within the due diligence period. Finding a defect does not automatically entitle you to a refund.

Example only: A $20,000 fee is credited at closing. If you terminate and no refund exception applies, the seller generally retains that $20,000.

Refund exceptions can include a material seller breach or other provisions in your contract or addenda. Ask a North Carolina real estate attorney about your specific rights before assuming a refund is available. Earnest money is different; see the comparison below.

08What is the difference between due diligence money and earnest money?
FOR BUYERS

In many North Carolina residential transactions, the due diligence fee is paid to the seller and is generally nonrefundable except as the contract provides; it is normally credited at closing. Earnest money is typically held in escrow, and its return or release depends on the contract and timing. They are separate items with different risks. Have your specific contract and deadlines reviewed with your broker and closing attorney before committing funds.

09What do we need to discuss before touring homes together?
FOR BUYERS

Before a tour, we’ll discuss whom I represent, the services you want, compensation, and the applicable written buyer agreement. MLS participants working with a buyer generally need a written agreement before an in-person or live virtual tour. North Carolina’s Working With Real Estate Agents disclosure explains agency relationships and is part of the early conversation. Ask about anything you do not understand before signing.

10Does homeowners insurance cover flooding?
COASTAL LIVING

Standard homeowners insurance generally does not cover flood damage. Flood coverage is separate, and a lender may require it for certain properties. A lower-risk flood-zone designation does not mean there is no flood risk. Before deciding on a coastal home, review the address-specific flood information and obtain appropriate coverage quotes from a licensed insurance professional.

NC Department of Insurance: flood insurance ↗
11Can I use a beach home as a vacation rental?
COASTAL LIVING

Do not assume that beach access or an existing rental history guarantees future rental use. Check the current rules for the specific address, including municipal requirements, zoning, recorded restrictions, HOA or condominium documents, insurance, and lender terms. Rental income also comes with operating expenses and uncertainty. We can identify questions to investigate; confirm permitted use with the appropriate local authority before buying.

Kure Beach: planning and zoning resources ↗
12What deserves extra attention when reviewing a coastal property?
COASTAL LIVING

Look beyond the view. Consider flood information, insurance availability and deductibles, drainage, moisture, corrosion, roof and exterior condition, storm-related improvements, access, and ongoing maintenance. Depending on the property, investigate HOA assessments, utilities, and well or septic systems. Qualified inspectors and other specialists can help assess the address-specific issues; a walkthrough is not a substitute for inspections.

13Which Greater Wilmington communities can we discuss?
WORKING TOGETHER

This site focuses on Wilmington and nearby coastal communities, including Wrightsville Beach, Carolina Beach, Kure Beach, Leland, and Hampstead. Tell me the location and kind of move you have in mind so we can discuss fit, availability, and a practical next step. Compare each address against your own needs, travel routes, and budget.

14How are your services and fees decided?
WORKING TOGETHER

We’ll discuss the work you need, the scope of representation, and compensation before moving forward. Brokerage compensation is negotiable and set out in the applicable agreement. Who pays, how much, and when payment is due depend on the agreements and transaction; do not assume a seller will cover a buyer’s brokerage costs.
